How to Ensure Your Garage Floor Lasts

You have probably heard the expression “Preparation, preparation, preparation.” This could not be more understated when it comes to a garage floor. More than any other concrete coating, your garage will take the abuse of your vehicles. The fact is, hot tires will lift garage floor coatings when laid on improperly prepared concrete.

Diamond Grinding (Best) – At AAA Garage Solutions we have invested in the necessary equipment to do the job right. We 100% re-profile your entire garage floor with our Diamond Grinding Machines. (Some competitors claim they grind, when in fact they acid etch the floor, and only spot grind certain areas to save time.) Our Diamond Grinding Machines remove the wear layer from your garage floor, along with tire residue, and other contaminants that can cause a garage floor coating to fail. More importantly, it opens up the pores of the concrete and allows the base coat to penetrate the surface and bind the garage floor coating to your concrete garage floor.

This is just as important on a new build as an older home.

What Kind of Concrete Repair is Provided?

At AAA Garage Solutions, all of our garage floors are properly prepared before coating. We fix minor cracks, and fill the pits for no additional cost. We don’t see this as an add-on to the sale, but a necessary part in you having a beautiful garage floor.

Do You do the Side Walls?

Like crack repair, we don’t see your stem walls (side walls) as an opportunity to add more cost to your project. Typical stem walls 4″ and under, and step-up lips, are provided at no extra cost.

My Existing Floor is Peeling, and Lifting

We see this all the time as a result of inferior work. We have special machinery that can remove the existing coating for an additional cost. Your new floor is only as good as what it is attached to. In order to provide you with our 10-year warranty, we need to be confident in the surface we are binding to.

Mistakes to Avoid

Preparation Processes to Avoid

Ask questions to ensure that you get a quality floor.

Pressure Washing (enough said)– Great to degrease spots if needed, but certainly doesn’t provide a proper surface. Not to mention, do you really want water sprayed everywhere in your garage?

Primers & Sealers (worst) – This method never works. This is the way a complete novice would attempt a garage floor; the primer will lift, along with the garage floor coating. This is common
 in DIY products.

Acid Etching (fast) – This is a commonly used form of garage floor preparation. It is done by applying a Muriatic Acid to you garage floor in an effort to chemically etch the surface. Then ammonia is applied to neutralize the acid. These chemicals are harmful, and carry strong gases, and odours, and do not provide an adequate surface to bind the coatings to your garage floor for use with vehicles. “If it’s so bad why is it used?” Simple: It is fast and easy and does not require any specialized machinery and equipment. People who don’t have the proper experience in garage flooring, and are unable or unwilling to make the proper investment in the right equipment can attempt to install garage floors. In time, you will not be happy with the result.

Cheaper will be More Expensive

Retail & DIY Garage Floors
One of the most common mistakes made by homeowners is thinking that the product is simply paint. Garage floor paint, sold at big box stores, and paint stores, are inferior products that appear to do the job but will fail. These paint-based products are certainly cheaper, but are paints, will not last, and will peel up. In addition, they are very thin, and will wear quickly. These products are applied by using a primer, or acid etching, and not diamond grinding. After all, what consumer would own a diamond grinder?

“My painter says he can paint my garage floor.”
It is true a painter can go to his supplier and purchase a paint based product, use a primer on your garage floor, and save you a bit of money at first. The problem is the product will not last. Many new home builders make this same mistake, and hire the paint contractor to save money.

Retail Kits
The more common mistake is buying a retail kit. Your garage floor coating will lift in weeks or months, and will end up costing you more if you want your garage floor done professionally, as it will have to be removed at an additional cost should you want it re-done.
